SUMMARY Repairs and maintains general plumbing, electrical, carpentry and mechanical equipment. Promotes and follows LJBTC, Inc.'s Signature Service standards and requirements ensuring a lasting impression of exemplary service resulting in supremely satisfied and loyal members and guests. ESSENTIAL DUTIES AND RESPONSIBILITIES : All repairs and maintenance performed is at the highest possible standards. Conducts regular preventative maintenance duties which include checking and changing belts, and cleaning coils fans. Maintains and repairs all phases of HVAC equipment including changing faulty parts, patching leaks and evacuating. Charges trouble shooting and repair of electrical components and controls and other work according to standard practice in the industry. Uses Engineering Handbook and equipment parts and service manuals as guides for standards when repairing equipment. Maintains the building electrical system to the extent necessary to keep property in a safe, balanced working condition, according to standard codes and acceptable practices. Maintains interior and exterior lighting. Patrols building and grounds each shift looking for damaged electrical fixtures of all types, burned out or missing light bulbs, and repairs or replaces same with the correct type and wattage light bulbs. Services the kitchen and laundry areas by unclogging drains, repairing plumbing, repairing mechanical equipment and appliances, and performing preventative maintenance work as necessary on all equipment. Services guest rooms by repairing drapery hardware, repairing and finish touch-up of furniture; painting and repairing of lamps, changing light bulbs, exchanging televisions, radios and air conditioners; plunging toilets, unclogging drains, repairing all types of hardware, plumbing and electrical equipment; maintaining the general appearance of the room to the satisfaction of the guest and the Director of Engineering. Maintains and services public areas by plunging toilets, unclogging drains, repairing all types of hardware, plumbing and electrical equipment. Maintains and monitors Fire Alarm/Life Safety System as necessary. Remains fully informed about the operation and working of the system in order to promptly handle emergencies involving the system. Observes energy and utilities use in the hotel building and on the grounds and regularly looks for ways to conserve energy. Reports any ideas to the Engineering Director. Cleans, lubricates, protects and otherwise maintains all tools and instruments in the engineering department. Ensures that all tools used are returned to the shop and secured in proper storage areas. Protects and otherwise maintains assigned tool pouch tools and replaces lost or destroyed tools with approved tools at the discretion of the Engineering Director. Reads and understands blueprints and schematics in electrical and mechanical. Safely operates power tools required to make repairs. Inspects operating machines and equipment for conformance with operational standards. Other duties may be assigned. OUTCOME The overall maintenance of the guest room and the facilities influence guest and co-employee impression of the total organization. Clean, well maintained guest rooms, facilities and equipment will contribute to guest comfort and satisfaction. A.) or equivalent from two‑year college or technical school; or two to three years related experience and/or training; or equivalent combination of education and experience. LANGUAGE SKILLS Ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, short correspondence and memos. Ability to write routine reports and correspondence. Ability to speak effectively in English to customers, managers, or employees of organization. MATHEMATICAL SKILLS Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. REASONING ABILITY Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. CERTIFICATES, LICENSES, REGISTRATIONS Must have valid California Drivers License and CFC recovery certificate.
