Title: Project Superintendent Location: Atlanta, GA, Houston, TX, and Reno, NV Compensation: Base salary of $135-150k Benefits: Comprehensive benefits to include 100% of health care expenses for employee. Vaccine Requirement: Not required Travel: up to 15% Position Description: The Project Superintendent provides the knowledge, skills, and experience required to manage the day-to-day field operations of task order and/or larger lump institutional and/or commercial construction projects. The primary focus of the Project Superintendent is to provide the managerial and leadership skills necessary to accomplish the work by means of subcontractors and to manage the day-to-day issues of a small self-performed workforce. Responsible for the production aspects of the work and accountable for production quality work that is constructed consistent with the standards set forth in the project's contract documents, performing the work in a timely and cost effective manner, and for maintaining a work environment that is safe and continuously kept clean and orderly. Other responsibilities: --- Manage day-to-day field activities to ensure the project milestone dates and overall schedule completion date is met --- Create project schedules to ensure upcoming events are communicated, tracked, and are being proactively attended to --- Establish and maintain all dimensional controls for the project to include the use of third party survey and layout personnel when appropriate --- Obtain all inspections and ensuring that the quality aspects of the physical work are fully documented and compliant with all contract terms and legal requirements that govern the project and the community in which the project(s) takes place --- Administer client specific programs, such as CQC, Safety, Environmental Stewardship, etc --- Conduct and/or attend pre-construction, progress, and other project and staff meetings and meetings involving internal staff and external stakeholders such as owners, subcontractors, etc --- Meet with client representatives on a regular basis to discuss the status of projects, to proactively identify and resolve problems and assure the client is kept informed about work status --- Manage changes in project scope to ensure that the most contemporary contract documents are being used at all times to prevent avoidable rework --- Administer contracts, subcontracts, purchase orders, and other agreements to ensure that the scope, terms, and conditions are consistently and proactively being met --- Manage project closeout process to assure completion on time and within established budget --- Maintain daily paperwork such as timecards, field reports, schedule updates and email correspondence --- Provide timely and cordial interaction with supporting work groups, such as accounting, HR, ICS, etc --- Direct and manage work loads of supporting staff to include training, mentoring, and follow up Requirements: --- Advanced knowledge of construction management processes, means, and methods associated with the renovation and construction of data centers and sitework related, with a working knowledge of civil, architectural, mechanical, and electrical work required --- Excellent written and verbal communication skills, with ability to communicate effectively with clients, subcontractors, and co-workers --- Strong mathematical, analytical, and problem-solving skills with ability to create 3d visualization of end products and how to get there --- Understanding of sequencing of work, strategy of creating effective project schedules, project control, and change order management to ensure deadlines are met --- Ability to build effective teams, with record of mentoring and coaching employees --- Experience with Microsoft Office Suite, including Excel, Word, Outlook, and PowerPoint --- Ability to occasionally lift and/or move up to 50 pounds --- Education: High School Diploma or equivalent, Associate's of Science in Construction Management or similar, or Journeyman status in a building trade (i.e. Carpenter) AND no less than 5 years' progressive responsibility supervising construction --- Experience: 10+ years' experience in the construction industry with engagement in Data Center construction, general building, and civil construction. --- Certifications: Current safety credentials to include OSHA 30 1, 1st Aid and CPR, and current CQC certification issued by USACE/NAVFAC
